First off make sure your property is priced sensibly – there is no point offering it at an inflated rate when your neighbour in a near identical property is 25% cheaper. Even if your neighbour is already booked for the weeks the punter is looking for they will ignore yours’ as they will perceive it to be overpriced.
Be prepared to offer special deals for longer stays, especially outside of the peak months of July and August. If you don’t someone else will!
Make sure you have great photos, showing a well maintained garden and pool and plenty of lively colour on the interior walls. If necessary borrow some colourful pictures and place a vase with flowers around the house when organising the photography. It is well worth investing in professional photography.
Keep the description short, honest and relevant. Make sure you advertise that your property has all sensible health and safety features and that it is properly licensed according to local and national requirements.
If there is building work nearby, be honest about it and offer a discount – you will be surprised how many people will still be interested.

Great article – too many owners have an inflated idea of what their property is worth on the holiday rental market and end up pricing themselves out of the market. It is not onlhy the neigbours they are competing with but properties in Spain, Turkey, Greece, Bulgaria etc etc.
